Noida Property
Noida has earned the repute of being a well-planned and Asia’s largest industrial town. Being in close vicinity to Delhi, the Indian Capital, it has received a lot of attention as well as benefits. Noida belongs to the NCR region of Delhi. The city has seen an upsurge in the real estate market for all kinds of retail, housing as well as commercial needs. Being the hot spot for industrial establishments it has paved way for the demand of residential properties and ultimately the retail needs to fulfill the necessities of the increasing population. Noida is now an address of one of the top most MNCs and industrial set ups which adds to the population figure in the city. As the real estate prices in the city of Delhi have gone beyond the common man’s reach, Noida offers a promising option for owning a property as the prices are comparatively cheaper then Delhi.

The fast developing economy and the infrastructure have made real estate a flourishing business in Noida. More and more people, MNCs and Industrial giants are eyeing Noida to settle down. Even the shopping malls of Noida are giving the Delhi Malls a run for their life. With all kind of facilities and growth packed in this NCR region, Noida has become a preferred choice for real estate market. The government as well as a number of renowned builders are coming up with various well-planned townships. The sale, purchase and resale of properties thus add to the already complicated process of buying a property. The purchaser thus has to be highly alert to avoid being cheated. Take a look at the below checklist for purchasing a property in Noida.

A basic checklist for purchasing any property in Noida is as follows:

Sale deed: An essential document to know the ownership history of the property, Sale deed should be thoroughly scrutinized. It reveals the past owners of the property and how it was acquired by the current seller. This is the foremost document to be checked by the buyer.
Search Report: This is the best way to confirm that the ownership details provided in the sale deed are correct. Besides giving the ownership history it also gives information about the due property charges. Buyer can appoint a lawyer and find out the truth.
Agreement: After being convinced that the property is a legitimate one and deciding on purchasing the same, the buyer should pay an advance amount and prepare an agreement in writing. The agreement should be on a stamp paper and should bear the signatures of the seller and the buyer. Two witnesses should be available at the time of entering an agreement. The agreement should give details like the sum paid in advance, the total price to be paid, actual sale time, and the legal measures that will apply on both parties if either of them fails to comply with the conditions mentioned and agreed.
Stamp Duty: It is mandatory to pay the full stamp duty. It is a fixed percentage of the total transaction value.
Registration: The deed should be registered in the office of the sub registrar within the stated time limit in the written agreement. Some of the things needed to get a registration done are house tax receipts, title deed (original) and all other previous deeds. This also requires the presence of two witnesses. If the price of the property is greater than 5 lakhs the seller is required to submit a Form 16 or Pan card.
Allotment Letter: This document lists all the mandatory details of the property regarding the price fixed, the time line for making the payment, liability of the builder, the house and construction plan, and the deadline for delivering the property. You must take your allotment letter from your respective builder.
Encumberance Certificate: The buyer should ask the seller to provide him the latest Encumberance certificate. This certificate gives a clear picture of the pending legal dues on the property in question.

Residential Properties in Noida:
NOIDA or the New Okhla Industrial Development Authority was founded in 1976 as per the U.P. Industrial Area Development Act. It has now surfaced as a well-planned modern city with an easy access to Delhi through properly developed highways, roads and DND flyover. The area has been developed by the wide roads; sufficient power supply, hygienic drinking water and impressive residential projects in the tranquil and lush green surroundings. Noida is fast becoming a hot market for residential properties apart from being a preferred choice for industrial projects as it offers a less polluted environment when compared to Delhi. Situated in Uttar Pradesh on the outer edge of Delhi, it is merely 14 km away from CP. The Noida Toll Bridge has further reduced the commuting time from Delhi to Noida.
Despite of being a prime industrial area, Noida promotes an environment-friendly living and the infrastructure is developed accordingly to sustain the environmental cause. The government authorities have constructed various parks, green belts and gardens to promote a pollution free atmosphere. Roughly speaking, nearly half of Noida is being promoted as a residential area. Various residential options are available as LIG, MIG and HIG flats. Noida has also laid equal emphasis on sections of the society which are below the poverty line. Shramik Kunj project provides one room set accommodation for the poor. The authorities are also plan to come up with a residential project especially for the Senior Citizens. So let us take a look at the residential properties of Noida as below:
